Listing Types Offered

Open Listing - With an open listing, you are welcome to work with James Cardoza, with another broker, or with no broker at all when advertising your agricultural property or vacant land for sale or for lease; and you are only obligated to pay James Cardoza a sales or leasing commission if James Cardoza brings you a buyer/tenant.

Exclusive Agency Listing - With an exclusive agency listing, James Cardoza will be your exclusive real estate broker, but you are still able to find a buyer or tenant on your own; with this type of listing, you are only obligated to pay James Cardoza a sales or leasing commission if James Cardoza or any other agent brings you a buyer or tenant.

Exclusive Authorization and Right to Sale Listing - An exclusive authorization and right to sale listing is a full service listing agreement in which James Cardoza is your exclusive real estate broker. With this type of listing agreement, you are only obligated to pay James Cardoza a sales or leasing commisison if your property is leased or sold during the listing period (or agreed to period following the listing period for buyers/tenants who were introduced to your property during the listing period), regardless of who finds the buyer.

Buyer / Tenant Representation Agreement - James Cardoza offers both exclusive and non-exclusive buyer/tenant-broker representation agreements, in which James Cardoza can help you purchase or lease listed or non-listed commercial real estate, agricultural real estate or vacant land.

With a non-exclusive buyer/tenant-broker representation agreement, you only pay James Cardoza a sales/leasing commission if James Cardoza prepares or presents an offer on your behalf for a property that you ultimately purchase or lease.

With an exclusive buyer/tenant-broker representation agreement, you only pay a sales/leasing commission to James Cardoza if you purchase or lease the specific type of real estate covered under the agreement, regardless of whether James Cardoza prepares or presents an offer on the property on your behalf.

Transaction Facilitation Services - James Cardoza is also available to help facilitate the preparation of a lease or purchase agreement, facilitation of due diligence, and facilitation of the lease or purchase transaction for commercial real estate, agricultural real estate, or vacant land where the buyer and seller or landlord and tenant have already been identified, but simply neeed assistance with bringing the transaction together.

  • Additional work experience preparing broker price opinions (BPOs) and property condition inspection reports for various lenders and home loan servicing companies.
  • Additional work experience doing maintenance work on a 114 unit apartment complex for a property management company.
